Most of the projects he visited offered a variety of product types and a large central clubhouse that help create the “resort-like lifestyle” that today’s seniors are looking for. The subject of the video below, however, is not great amenities – particularly since Shea’s private (and optional) Polo Club will not even open until 2015, and the planned lifestyle at this Trilogy community will undoubtedly be top quality. What stood out at this project, however, was the feel and design of the product. As of August 2014 (during our field visit), 55 of the 999 total units had sold since opening in February 2014, in spite of a location on the far eastern edge of Indio in the Coachella Valley and a price point at the top of the regional active adult market. Some of the key insights include: - Age-targeted product can stand out by offering a fresh, contemporary look - Older buyers will purchase two story plans (think extra storage) - Builders with a proven track record can achieve sales before amenities are in place
