This is a superb wine estate in the heart of Gladstone, Wairarapa, New Zealand. Gladstone Vineyard presents a unique opportunity to purchase an established, high quality wine business on a growth path to becoming one of New Zealand's leading boutique wineries. The grounds are beautiful and welcoming and the 13 hectares of vineyards, wine-making facilities, restaurant, cellar door and accommodation attracts nearly 3,000 visitors per year - and there are still further income streams to explore. There are two vineyard properties - the home block at 340 Gladstone Road and is an area of 10.5 hectares with 2.7 hectares in planted vines, and the Dakin's Road block is an area of 10 hectares all planted in vines. The vendor leases a further 10 hectares of vineyards from local growers. There are options locally to increase production further as required. At the home block, the architecturally designed winery building was completed in 2005 and has the infrastructure in place to process up to 500 tonnes of grapes. Nearby is the old winery that houses the tasting area, commercial kitchen and some barrel storage. A restaurant building for 60 diners opens onto a grass area which can cater for upwards of 80 customers. This is available for family and group bookings and events as required (weddings, functions, birthday parties). The homestead is a two storey Edwardian villa, with balcony and verandah, built in 1906 it sits on a commanding elevated site overlooking the vineyard. It is approached on a 300 metre driveway with duck pond on one side and vines on the other. The house has three bedrooms, a bunkroom and bathroom on the upper level, and dining and entertaining spaces downstairs. The large kitchen and living area 'lean-to' was modernized in 2000 and a spacious deck, with barbecue and spa follows the sun from morning to night. The house is a two-minute walk from the winery and associated facilities. Adjoining the house is a two story garage building with space for three cars and an office space upstairs. At Dakins Road, there is a large implement and equipment storage shed. Sales of Gladstone Vineyard wines in New Zealand and internationally have grown steadily and carefully from a small lifestyle operation of about 1000 cases in 1996 to an export-focused business that in recent vintages has crushed over 150 tonnes (8000-10,000 cases). New export routes to market have been established. New importers in Singapore, the Philippines, Japan and the UK have been appointed, and export sales have continued to grow with expected expansion into new markets, including the USA, South America and Indonesia in the coming 1-2 years. Existing plantings and winemaking facilities have the potential to grow the business to produce around 15,000 cases. Gladstone Vineyard has also developed considerable expertise and a growing reputation for contract winemaking. The wine industry is showing renewed confidence and there is opportunity to grow production and sales a further 100% to approximately 20,000 cases over the next 3-5 years. This requires capital injection of plant and working capital. The hard work has been done, there is an international market already established and this developing vineyard is ready to go the next stage.
